Energy-related modernisation measures for 7 residential buildings with a total of 101 still occupied apartments.

Production process and product approval was supervised by the owner, W. Jacobsen GmbH, for the development of the stock of 101 rental apartments in Flensburg in accordance with the political and climate-relevant requirements associated with modern residential construction.

During the Corona pandemic, the implementation of the measures had to be postponed but are now underway: the planned energy-related modernisation work with subsequent expansion of living space has begun in the residential complex.

The measures include applying thermal insulation, in part with new brick veneers on the outer facade, new roofing with insulation, new roof drainage including the renovation of the snow guards and chimney caps, and the insulation of the cellar ceilings from below.

The heating systems receive solar-thermal support through the installation of a photovoltaic system. All windows and balcony/patio doors are being changed, and decentralised home ventilation with heat recovery is being installed in outer rooms.

Meeting the requirements for saving energy and CO2 based on the “KFW 55” requirements was the aim of these energy-related modernisation measures.

FITTING OUT ATTIC FLOORS FOR MORE LIVING SPACE

Fitting out the attic floors will provide 31 new 2-, 3- and 4-bedroom apartments.

As part of the aforementioned renovation work, the attic floors will also be converted into much-needed residential space. This will result in 31 new apartments with 45-90sqm of floor space, depending on the building type and arrangement.

The work will be carried out while the buildings are still occupied, divided into individual phases each lasting around 3 months. The PBP GmbH engineering firm, which specialises in modernising building stock, has been commissioned with implementing the construction measures.

The entire project is due to be completed by December 2024.
