When is an energy certificate required?

If a heated and permanently used building is re-let, leased or sold, the energy performance certificate must be presented. Buildings with a usable area of ​​less than 50 square meters are exempt. If you live in your building yourself and don't want to sell or rent it, you don't need a new ID either.

From May 1, 2021, greenhouse gas emissions will be listed in the energy performance certificate. "In the EnEV, this designation was not previously mandatory, with the implementation of the GEG this is now necessary," says Meike Militz from the energy advice service of the Baden-Württemberg consumer center. In addition, the energetic quality of the building must be specified in detail, including air conditioning systems that require inspection. The due date of the next examination must also be recorded. In the future, real estate agents will also be explicitly obliged to present an energy performance certificate when renting, leasing or selling. The mandatory information in real estate advertisements remains unchanged.
